Statistics Canada's September 2026 new-home price index shows a 0.2% monthly decrease for Canada, compared with a 0.5% rise in B.C. and a 0.5% decline in Ontario.
The latest comparable provincial figures
Statistics Canada's New Housing Price Index for September 2026, released October 22, fell 0.2% month over month for Canada. Provincial readings differed: British Columbia rose 0.5%, Ontario declined 0.5% and Saskatchewan fell 0.7%. Quebec and Manitoba reported no monthly change in this measure. Newfoundland and Labrador had a 1.2% decline. The data describe contracted prices of certain newly built homes, not the resale market or the total cost to buy an average home.
What this index measures
The index focuses on selling prices agreed between builders and purchasers for new single-family homes, semi-detached houses and townhouses, using comparable specifications between periods. It excludes the GST and HST components from prices. It is neither a rental-price measure nor a direct measure of mortgage payments, condo prices or all newly built housing. That distinction matters when readers compare these figures with broader housing-affordability headlines.
Why regional changes need context
One month of regional movement does not establish a sustained trend or mean all buyers in a province experienced the same price change. New construction, financing costs, local inventories and the mix of projects can vary. Statistics Canada says the next release for the October reference period is scheduled for November 18. Buyers should distinguish the index's percentage movement from the actual price of a particular property and consider borrowing and transaction costs separately.
